Some of past portfolio of H.F.H, Ltd, include: 1. Central Station Village, Oakland, California, (100% owned by HFH) was a 6-acre residential development site near the San Francisco Bay Bridge, approved for up to 71 dwellings per acre. Acquired by HFH in 2002 and subsequently entitled, it was part of a 28-acre residential development plan shared by four developers, including Pulte Homes. HFH sold the property at the end of 2014. 2. HFH Ranch, Amador County, California, (100% owned by HFH) was the largest producer of Zinfandel wine grapes in the Sierra foothills. With 300 acres in organic wine grape production, HFH also produced Muscat, Syrah, Sangiovese and an assortment of Portuguese port grapes under contract to the most prestigious winery labels in California. HFH developed this vineyard beginning in 1978 and was sold in 2013. 3. Jelly Bean Square, Emeryville, California, (100% owned by HFH) was originally purchased as industrial buildings in 1987 and developed by HFH into a 50,000 square feet office building. The property was sold in 2018 in conjunction with The Thoroughbred Building via a 1031 exchange that resulted in the purchase of Patio Gardens in Long Beach. 4. Wood Barn, Oakland, California, (100% owned by HFH) is a 43,000 square feet commercial and industrial buildings in Oakland purchased in 2003 and sold in 2018 as a redevelopment project. The property was sold via a 1031 exchange in 2018 that resulted in the acquisition of Emerald Gardens in Torrance. 5. The Thoroughbred Building, Emeryville, California, (100% owned by HFH) was purchased as an industrial building in 1988 and was developed into a modern 70,000 square feet office building in the mid-1990’s. The property was sold in 2018 in conjunction with Jelly Bean Square via a 1031 exchange that resulted in the purchase Patio Gardens in Long Beach. 6. Westchester Place I, Los Angeles, California, (100% ownership by HFH) is a 52,000 square foot retail and office site located on well-trafficked Sepulveda Boulevard in the heart of the Westchester Business District and operated by HFH property management. Construction was completed in late 2007 and hosts top-tier retail firms such as Bed Bath & Beyond, Coldwell Banker and Starbucks. Westchester Place I was sold in 2011. Past Portfolio of H.F.H
